ECO-SUSTAINABLE
LOCATION
In 2017, the entire rural property was renovated: the area once used for farm animals was transformed into a relaxation lounge, complete with a fireplace and a bar area, maintaining its rustic features. The remaining area was completely rebuilt using the strictest eco-friendly criteria.
The new structure is entirely made of wood, with natural and recyclable insulating materials. The paints and glues used are completely natural and free of toxic substances (VOC-free). All rooms enjoy continuous ventilation, filtered for pollen and allergens.
Eco-friendly natural materials
The farmhouse was completely rebuilt in 2017, with the following features:
The structure is made of PEFC-certified Austrian spruce wood (certification for the sustainable use of forests), treated with natural salts, with excellent anti-seismic properties.
-The partition walls are made of eco-friendly plasterboard, capable of absorbing toxic substances such as formaldehyde and other VOCs.
-The insulation materials used are completely natural and recyclable (glass wool and wood fiber).
-The paints used for the walls are strictly VOC-free (without volatile toxic substances).
-All materials used in general, including glues, are free of toxic substances.
Air Conditioning, Heating, and Comfort
Warm air and summer cooling are provided by a modern underfloor heating system. The advantages over a traditional radiator system are numerous:
- Heat or cold comes in very discreetly from the floor, without drafts.
- The temperature of the water circulating in the floor is very low, around 30°C in winter and 20°C in summer; you can walk barefoot on the floor with great satisfaction.
- Add to this dehumidification and air treatment. Heat and cooling are "donated" by the outside air using renewable energy.
Pure and "hypoallergenic" air
All rooms in the building are equipped with a CMV (Controlled Mechanical Ventilation) system:
- There is continuous but discreet air exchange (no noise or drafts).
- Internal air is drawn in while fresh air is introduced from outside.
- Incoming air is filtered through a G4 filter capable of retaining all PM10 particles in the atmosphere, including all pollen.
- Incoming air is dehumidified for maximum living comfort.
- Incoming air is sterilized through a patented filter (Plasmacluster), which acts on 3 fronts: It eliminates 99.9% of airborne viruses.
It prevents the formation of mold.
It inhibits the formation and development of allergens (dust mites).
100% Earthquake-Resistant and Class A4 TOP
The Agriturismo's structure, constructed of Austrian spruce beams, boasts the best earthquake-resistance on the market. It can withstand tremors of up to 7.5 on the Richter scale (unheard of in Italy) without significant damage.
The materials and insulation used in the Agriturismo's construction, along with all the energy-saving measures (underfloor heating/cooling system, heat pumps and appliances all Class A and above, solar panels for hot water, photovoltaic panels for renewable energy, rainwater harvesting, programmed home automation, ventilated roof, controlled mechanical ventilation, etc.), have allowed us to proudly achieve the highest ENERGY EFFICIENCY CLASS recognized in Italy (CLASS A4), currently reserved for less than 0.2% of homes in Italy.
Renewable Resources
We've taken the environment seriously because we're immersed in nature and want to preserve it. Therefore, in addition to our eco-friendly structure, we've adopted every possible measure to consume less and consume more efficiently:
- A rooftop photovoltaic system provides 100% of the structure's daytime energy needs.
- A solar panel system provides hot water throughout the summer and mid-seasons.
- Heating and cooling (in summer) is provided by an electric heat pump (HPD), which absorbs heat/coolness from the air and then "distributes" it through the floors of our rooms.
- The water used for irrigation and toilet flushing is recovered from rainwater, appropriately filtered.
- All the building's appliances and equipment (from the heating/cooling system to the appliances) are strictly energy class "A" and above.
- Since the design of the building, we have eliminated all fossil fuel use (no diesel, LPG, or natural gas), relying exclusively on renewable electricity.
- All this, combined with the use of natural and efficient materials and insulation, has earned us CLASS A4 energy efficiency certification (the highest rating recognized in Italy).

The internal layout of the rooms and the air treatment technology will allow us to provide maximum comfort with minimal effort. Furthermore, the large spaces offered by nature will greatly help us relax in complete safety and naturalness.
